When it comes to purchasing a home, most buyers are choosing to finance their purchase, especially the younger generations. According to the 2025 NAR Home Buyers and Sellers Generational Trends Report, 74% of all recent buyers financed their home. Among buyers under the age of 44, that number climbs to over 90% who obtained a mortgage for their home purchase.

So how much are buyers actually putting down?

Across all age groups, the median down payment was 15%. Buyers under the age of 44 often put down less than that, while older buyers tend to put down a bit more.

The truth is, a large down payment isn't required for everyone. Many buyers qualify for loans with far less out of pocket than they expect.

As far as what loan types are most popular, according to the 2025 NAR Home Buyers and Sellers Generational Trends report, 52% of buyers used conventional loans, 29% used FHA loans, and 9% purchased with VA loans. The remaining buyers used other loan types.
