September is here, and it's bringing that familiar shift back into routines. This month we're sharing a few home features that tend to fly under the radar until you're actually living with them, along with some ahas from a recent coaching session we had. We've also put together a fall maintenance checklist to help you get ahead of the upcoming season.

Whether you're selling your current home, searching for your next one, or doing both at once, it's easy to focus on the features that come to mind first. Open floor plans, ample storage space, beautiful entertaining areas, and a prime location are usually at the top of everyone's list. 

There's a second category of features, though, that often don’t get fully appreciated or even thought about until you're living with them. These things, we hear time and time again, often become the features homeowners love most once they've moved in. 

Here are a few examples that are starting to top the lists of features that were originally overlooked:


  • Kitchen Prep Zones. The usefulness of a separate prep area becomes clear after move-in. It keeps things feeling less cluttered and makes cooking and cleanup simpler, all without the main kitchen getting overtaken in the process.
  • Bonus Garage Space. Extra square footage in the garage can be used in countless ways, from a workshop to a home gym to storage for seasonal items, outdoor gear, and equipment. Extra space is almost always useful, whatever form that takes.
  • Bonus Rooms or Flex Areas. A room that can flex between a hangout space, home office, game room, or playroom offers versatility that changes with your needs over time, all without sacrificing a bedroom or the main living area.
